YOUR RESPONSIBILITY

  • Bathroom Extractor Fans.
  • Carpentry, including Internal Draft Excluders.
  • Decorating, including Painting/Paper-Hanging, Plastering Walls & Ceiling.
  • Front Doors Fixtures & Fittings: locks, door handles & letter flaps' are the lessee's responsibility.
  • Internal Doors.
  • Drains, including Waste Blockages within Baths, Bathroom Sinks & Kitchen.
  • Electrical Wiring, from the consumer side of meter to the consumer unit & all internal wiring.
  • Fencing
  • Fixtures & Fittings including Coat Hooks, Curtain Rails & Curtains
  • Flooring, including Carpets.  
  • Wooden/Laminate: if you wish to install wooden flooring in your property, please contact the Estate Office for advice as you will need the Estate's consent.
  • Furniture, Maintaining & Disposal
  • Gas, Correct Fitting & Maintenance of your Gas Safety Applicances
  • Kitchen, including Fixtures & Fittings
  • Mould caused by lack of ventilation.  How to Get Rid of Mould Guide
  • Pest control, including bees, mice, and wasps.
  • Plumbing Repairs & Leaks from Domestic Appliances & Leaking Taps
  • Shower Fixture & Fittings
  • Sanitary Fixture & Fittings, including Baths, Cisterns, Showers, Shower Curtains, Toilet Pans, WC Seats, Sink Units & Taps
  • Shower Curtains, Replacement
  • Skirting Boards & Stairs

  • Carpark, both Overground & Underground
  • Door Numbers
  • Drains, external including Garden Drains.  Descaling soil stacks and drains.
  • Electricity, all Cabling up to your Meter
  • Estate Office Building
  • Front Doors, part of cyclical maintenance works, every 5-years.  Last painted in December 2019.
  • Heating & Hot Water, Open Vented Hot Water Cylinders where installed by the Estate, including Thermostats Hot Water Temperature Controls and Primary Insolation Valves.
  • Gardens, Communal
  • Garden Gates, part of cyclical maintenance works, every 5-years. 
  • Gutters
  • Lifts
  • External Lighting, including Underground Carpark, Communal Pathways & Stairwells
  • Mains Water Supply up to and including Incoming Isolation Valves
  • Plumbing & Repair, including Central Heating & Water Pressure.
  • Radiators, including bleeding & Radiator Valves
  • Railings, including Balcony, Boundary & Boundary Gates
  • Roofs Replacement, including Kitchen Roofs.  Part of cyclical maintenance works.
  • Stairwells, painting.  Part of cyclical maintenance works, every 5 years.  Last painted in February 2020.
  • Stopcocks, part of recent major program of works.  changed in 2019/2020.
  • Taps, where installed by the Estate.
  • Windows, including Fixtures & Fittings
